Annual dues will rise

The Secret Woods board voted to raise the annual dues at its February board meeting while at the same time looking at savings that would be realized from scaling back the number of hours the neighborhood’s pond motors run. Get all the details in this month’s board minutes.

MINUTES OF SECRET WOODS HOMEOWNERS ASSOCIATION MEETING

DATE: February 13, 2012

LOCATION: 3153 Secret Woods Trail West

BOARD MEMBERS PRESENT: Gary Bassett, Katherine Frazier,  Rob Hagen,  Mark Wnuk, David Theus, and Ross Thompson.

NEIGHBORS PRESENT: Byron DeLong, Mike Veltri, John Cox, Mark Myers, and Heather Graham Meeting was called to order at 6:04 p.m.  The minutes from the January 2012 board meeting were accepted as written.  The financial statement prepared by Rob Hagen was accepted as written, however, there was discussion about the increase in the electricity statement.

The main concern is with the pond pump that is now running 24 hours.  As there is a timer on the pump it was recommended it be re-set to have the fountain pump run for 18 hours instead of 24 hours in an effort to conserve power and expense.

OLD BUSINESS:
VIOLATION LETTERS: The letters that were sent have resulted in one yard being cleaned and trimmed, and other violations have been corrected.
ANNUAL MEETING: The meeting room at Southpoint Baptist Church  has been reserved for our annual meeting.  Save the date of Monday, May 14, 2012 for this all important meeting which begins at 7:00pm.The board voted to donate $100 to Southpoint Baptist Church, after our May meeting, as a thank-you for allowing us to use their meeting room for the past four years.

DUES INCREASE: After much discussion it has been determined that our neighborhood dues will increase from $300/annually to $325/annually beginning with our fiscal year of May 2012.  Letters regarding this unanimous vote as well as an invoice will be mailed to each homeowner.
NEW BUSINESS:
COMPLAINTS: Several neighbors on Misty Creek Lane are very concerned with the activities of a rental house on their street.  Trash in the yard, abusive language, extremely fast driving, many, many cars parked on both sides of the road, loud parties, are a few of the complaints.  After much discussion a plan has been devised to begin to bring this situation under control.  A formal complaint letter, listing the violations, will be sent to the homeowner this week.
MISCELLANEOUS:
NON-EMERGENCY PHONE NUMBER: If other neighbors have complaints or concerns, please do not hesitate to call the city’s non-emergency number:  904/630-0500.
POOL FLOAT: The pool’s float became bogged down with pollen and debris and caused the pool to overflow.  The pool maintenance company was called and cleaned the float at no charge.
NEW BOARD MEMBERS: The terms of three board members will end in May, and new board members need to be elected.  The board is asking residents to begin the search for board members.

With all matters discussed and no further business at hand, the meeting was adjourned at 7:12 p.m.

The next board meeting will be held March 12, 2012, 6:00 p.m. at 3153 Secret Woods Trail West.
