Secret Woods Homeowners Association Board Meeting

Date: November 3, 2014

Board Members Present: Dan Flynn, Mark Wnuk, Pam Miles, Mark Lemmenes, Sharon Snow and Katherine Frazier. Also present: Rob Hagen, Byron DeLong and Laurie Flynn.

Certified Quorum 6:15 p.m.

Approval of the October minutes. Motion by Mark Lemmenes and seconded by Katherine Frazier to approval the October minutes. Motion Carried.

Financials: Mark Wnuk presented the financials. Total expenses for October were $1,773.30. Receipts for Neighborhood Directory (Dan) and Chili Cookoff (Pam $136.50) were submitted.

Old Business:

Dark Streaks on pool decking – Dan took care of.

Neighborhood Directory – All but a few directories were distributed.

Chili Cook Off – Great success. Pictures posted on website. Top Prizes were awarded:

1st – Ross Thompson $50 2nd Rick/Pam Fulton $25 3rd Laurie Flynn $20

Garage Sale – Being postponed until next year. Looking at March or April 2015.

Sign Painting – Mike Byrd was not present at meeting so no update yet.

New Business:

Luminarias – Saturday, December 20th. On December 8th, Luminaria Party. The bags will be assembled for delivery. It will be held at Katherine Frazier’s house at 6:00 p.m.

Repairs due to erosion – Erosion by tennis court, back walkway & bulkhead. Dan Flynn plans to contact Mike Byrd for contractor recommendations and get estimates in preparation for January Board meeting.

Additional Projects – Drainage for pool shower and back entrance lights. Dan Flynn will get drainage estimates and Rob Hagen will look at problem with back entrance lights.

Lake Doctor’s Report – Film on pond is Euglena. No known cure (UF working on it). Applying enzymes and surfactants to expedite its natural cycle.

Gallagher Insurance – HOA insurance now being serviced by Vandroff. Coverage of common areas was verified. Keeping as is until April renewal and will review with other agency in February for possible change.

Open Discussion:

Flag – Our flag is in need of replacing. Motion by Sharon Snow and seconded by Katherine Frazier to have Laurie Flynn purchase a flag with a budget of up to $150. Motion carried.

Zip ties – For tennis court screens. Motion by Mark Wnuk and seconded by Mark Lemmenes for Laurie Flynn to purchase zip ties up to $20. Motion carried.

Miscellaneous:

Trailer with commercial AC on street at SWD residence. This was discussed. No formal action at this time.

Solar panels – Roof mounted panels are being installed on a SWT home near back entrance.

Board will review plans when contractor data is received.

Homes for sale – SWD and SWTW (expect initiation fee of $800)

Yard of the month pictures – Updates have been made to the website.

Next board meeting will be held in January.
