Secret Woods Drive pond motor to be fixed

Money has been approved to replace the failed pond motor for the pond on Secret Woods Drive. The board is also discussing the possibility of a neighborhood stop sign. Read more in the March minutes.

 MINUTES OF SECRET WOODS HOMEOWNERS ASSOCIATION MEETING

DATE OF MEETING: Monday, March 6 th , 2017

LOCATION: 3125 Chapelwood Lane

BOARD MEMBERS PRESENT: David Theus, Katherine Frazier, Sharon Snow, Mike Byrd, Mark Wnuk

NEIGHBORS PRESENT: Byron DeLong

Meeting was called to order at 6:35 p.m. Mark Wnuk read the financial statement and it was accepted as written.

Consent Agenda: Secret Woods Homeowners Association Garage Sale will be held every three years.

OLD BUSINESS:

ANNUAL DUES NOTICE: Letter announcing our annual meeting along with the dues notice were mailed to

homeowners on March 1.

POOL PUMP ENCLOSURE REPAIRS: – Laurie and Dan Flynn completed this project with a cost of $350, which was considerably lower than anticipated. A huge thank you to the Flynn’s for taking care of this project and coming in below budget! The board will present a gift certificate to the Flynn’s for their tireless efforts in maintaining the equipment at the pool.

ENTRANCE ISLANDS : The board continues to search for a neighbor who will take on this responsibility. If interested, please contact a board member.

POOL HOUSE FOUNTAIN: The fountain has arrived and Mike and David will install.

NEW BUSINESS

ANNUAL BUDGET: The board will formulate the annual budget next month.

BOARD MEMBERS: There will be two open positions on the board beginning in May. If interested, please contact a current board member!

SPEED BUMPS OR 4 WAY STOP SIGN: In an effort to slow drivers down while driving in our neighborhood the possibility of installing speed bumps, and/or a 4 way stop sign at the intersection of Secret Woods Drive, and Secret Woods Trail was discussed. Information on these options is being researched and will be discussed at the April meeting.

NEW PUMP MOTOR: The middle pond needs a new pump motor with a replacement cost of $1,097.53. The board voted to budget up to $1200 with a conversation to the pump company about a maintenance contract.

NEW RESIDENTS: Welcome Michael and Dorothy McGown who are new neighbors!

AMERICAN FLAG: Our American flag is missing! The board approved up to $100 to purchase a new one.

MISCELLANEOUS AND LOT CONCERNS:

LOT CONCERNS: Several lots have complied after receiving our letter, however, two additional letters will be sent this week as a follow-up to those who did not respond to the first letter.

NEXT MEETING: Monday, April 10, 2017 (6:30pm – 7:30pm)

3125 Chapelwood Lane (NOTE: In April our meeting will be the 2 nd Monday of the month, not the 1 st Monday).
