Board votes to consider fines for homeowners that do not comply with covenants

Secret Woods homeowners that choose to willing ignore the covenants and restrictions could find themselves receiving fines up to $50 a day.  

 

MINUTES OF SECRET WOODS HOMEOWNERS ASSOCIATION MEETING

DATE OF MEETING: Monday, April 10th, 2017
LOCATION: 3125 Chapelwood Lane
BOARD MEMBERS PRESENT: David Theus, Katherine Frazier, Sharon Snow, Mike Byrd, Mark Wnuk, Aaron Ward, Byron DeLong

Meeting was called to order at 6:45 p.m. The March minutes were approved as written. Mark Wnuk read the financial statement and it was accepted as written.

OLD BUSINESS
ANNUAL BUDGET: Mark Wnuk has prepared the new budget for the coming fiscal year. It was approved by the board and will be presented at the annual meeting.

ENTRANCE ISLANDS : The board continues to search for a neighbor who will take on this responsibility. If interested, please contact a board member.

POOL HOUSE FOUNTAIN: The fountain has arrived and Mike and David will install.

TENNIS COURTS: The hole at the back of the tennis court is not getting larger but the board feels for safety reasons the hole needs to be marked with yellow tape; that will be accomplished this week. Mike Byrd is seeking another contractor to repair the damage.

BOARD MEMBERS: There will be two open positions on the board for next year. Anyone who is interested please contact a current board member.

4 WAY STOP SIGN: The proposal for a 4 way stop sign has been shelved due to lack of interest.

NEW PUMP FOR BACK POND: A new motor has been purchased and installed for the back pond, and the board has contacted The Lake Doctors regarding the pump in the front pond that is no longer working.

AMERICAN FLAG: A new flag has been purchased and is now flying at the front entrance.

NEW BUSINESS

ARCHITECTURAL COMMITTEE: “Second notice” letters have been sent to a few residents. A neighborly visit will be made to lot #80, and an extension of 2 months has been given to lot #50 as they are cooperating in complying with the restrictions.

HOME PROJECTS TO BE APPROVED:
(1) Lot #55 – install new pavers in driveway and a side planter. Stones match the house. Approved based on the plans submitted.
(2) Lot #20 – paint chips have been submitted to cover the “red” mistake paint. Board approved.
(3) Lot #108 – install new pavers in driveway. Plans and photos of pavers have been submitted and approved by the board.
(4) Lot #96 – paint colors have been submitted to repaint house, and fence plans were submitted to replace old fence. Both were approved.

FINES: Fining our neighbors is not what the board wants to do; we just want our homeowners to comply with our covenants and restrictions. If, however, there is not compliance after home visits and letters, the board voted to fine the offenders $50/per day up to $1,000.

ANNUAL MEETING: Secret Woods Homeowners Association Annual Meeting will be held on Monday, May 1st, 7:00pm, at South Point Baptist Church, Tiger Hole Road. Please plan to be present!
