2023 Annual Meeting Highlights: Amendment Passes

An amendment that prohibits Airbnbs in Secret Woods and lays out new conditions for home rentals has passed.  Here’s a round up of news from the minutes of the 2023 annual homeowners’ association meeting.

Minutes

 

 

  • Greeting: Sallie

 

 

 

  • Certify quorum: Linda and Dan. Certified.

 

 

 

  • Call to order: 7:06 p.m. Discussion of minutes from last year.

 

 

 

  • Introduction of Board Members: Sallie. Board: Sallie Wnuck, Rick Fulton, Rebecca Lee, Skip Cooney, Linda Montgomery, Tracy Winfree, and Laurie Flynn. 

 

 

 

  • Recognitions: Sallie. Thank you to Byron DeLong for hosting the monthly board meetings via his Zoom account and for managing the yard of the month! Thank you to Mark Lemennes for helping keep our neighborhood entrances and the surrounding areas beautiful by picking up trash and maintaining flower beds! Thank you, Dan and Laurie for everything you do for Secret Woods! They are always behind the scenes completing projects and keeping the neighborhood up and running. Thank you to Jamie Montgomery for installing a light timer at the mailboxes!

 

 

 

  • Election of New Board Members: Thank you to Carty Seay and Cassandra Caroccio for volunteering to take the two 3-year terms. Both were approved.

 

 

 

  • Past Year’s Accomplishments: Sallie. 

 

 

  1. The fence along Tigerhole to Bowden Rd. was completed. 

 

  1. The pool umbrellas were replaced. 

 

  1. The pool area, brick columns, pool house, pool furniture, and basketball court have been pressure washed. 

 

  1. New plants were planted around the tennis court.

 

  1. New electrical was put in at the pool house. 

 

  1. The sink in the ladies restroom was replaced.

 

  1. Thanks to Linda M. for renegotiating the insurance rate and bringing the cost down to $5300.

 

 

  • Financials: Linda. A financial report was made available to all homeowners in attendance. End of fiscal year was in April. For insurance coverage, we have $1 million dollars in liability coverage and this includes coverage in case anyone sues the board. There are still 25 homes with dues outstanding. Please get your payments in! In the near future, the board will revisit painting the tables at the pool to match the new umbrellas and pool tile. 

 

 

 

  • Amendment: Thank you to block captains and the mobile notary! The last 5 signatures were obtained and the amendment passed. Thank you to Skip and Susie for their hard work and dedication to the amendment! The next step, is to take the document back to the attorneys and make everything legal. 

 

 

 

  • Open floor, questions, comments, and concerns: Discussion about the visible cell tower and all of the greenery that has fallen off. Perhaps a call to the city council needs to be made? Discussion about purchasing some drought tolerant plants to improve the landscaping around the neighborhood. Thank you to Sallie for serving as president these past several years! Discussion about accessing the breaker box for the mailbox lights. They are not coming on at night. Linda to ask Gary B. if he has a key. The box did not previously have a lock.
