MINUTES

Certify Quorum: certified. Cassandra, Laurie, Rebecca, Carty, Linda, and Skip

Call to Order: 6:31 p.m.

Approval of Previous Minutes: approved

Financials

Report: Linda. A financial report was sent to the board. All dues have been paid. Thank you to Laurie and Dan for reminding people to pay their dues! The neighborhood is in good financial shape.

Old Business:

Amendment: Skip, filing status. Thank you to Skip and Susie for their hard work and dedication to this amendment! The filing cost was $57.50. The amendment was recorded as of June 28. Discussion about putting a document together so homeowners are aware of the policy.

Pool: Laurie/Linda – Estimates for painting tables. DiLorio $1155. HoneyDo $1840. The Painting Craftsmen $2267. Painting is tabled until the fall when pool season is over. Discussion of hiring painters vs. DIY.

Website: Skip, update on neighbor requests. No new requests.

1099 Int: Linda, status update. Linda has the 1099-Int form, and it just shows interest from the bank.

T Mobile Cell Tower: Sandy. Susie Cooney has called Crown Castle and has not received a call back. She is awaiting a response.

Landscaping Back Entrance: Skip. A pipe was found by the landscaping company, but it cannot be determined if the pipe is a water line or a power line. The landscapers recommended to sod with a type of sod that is found along highways. This is type of sod grows well with only natural rainwater, and will not require an irrigation system. Providing irrigation to this area would cost around $4000. Discussion about the back entrance matching the front. The new landscaping is tabled until the fall. Discission about having BugOut spray the area for pests.

Tree Trimming at Mailboxes: Skip called the city about trimming the trees around the pump station. Discussion about getting estimates to get the rest of the trees around the mailboxes trimmed.

Padlock on JEA Box: Skip/Laurie. The lock has not been cut yet; however, the lights are currently working, so the lock will remain for now.

HOA APP: Carty. The board is to look at hoagrove.com. This site will allow the board to collect dues, monitor neighbor requests, and can share neighborhood documents. The

neighborhood would receive the service for a discounted cost of $10/ a month. The board members are going to look at the website and send their thoughts to Carty.

Pool Gate Rekey: Laurie – tabled until the off season

6. New Business:

Lakes: Discussion of algae on the 3 lakes. Lake and Wetlands Management that was servicing the ponds merged with another company named Solitude. Since the merger, algae has overtaken the ponds. Dan reached out to Solitude, and the response was to run the fountains 24/7 and install and aerator. The board thinks this is not the correct solution because the ponds have never previously had an algae problem like this. The biologic packets the company is sprinkling in the pond are not working. There will be a follow-up with Solitude.

Backflow Preventer at the pool: The pool is due for certification. This will cost around $60-70. The preventer may need to be replaced. A motion was passed to spend up to $500 to replace the backflow preventer if needed.

Miscellaneous and Lot Concerns

Violations: Discussion of boat on Lot #95. Skip mailed violation letters. Through documentation, it was determined that lot #95 had permission to build a fence, but there was no documentation about storing a boat. Discussion of how to proceed with boats. Lot owners can be fined for noncompliance with covenants and restrictions. Discussion of HB-437 which took effect on July 1. This bill can potentially impact how the board deals with boats and other structures. Discussion about contacting a professional to see how this new bill will impact the current covenants and restrictions.

Architectural Review Committee: Need to have a representative present going forward, and one new member is needed for the ARC.

Items from Board Members & Guests:

By-laws: Article 14. Fidelity bond was discussed. It is in the insurance and covered if the HOA is sued or money is stolen etc.
