Secret Woods Minutes - July 10, 2006

Present:  Board Members - Wayne Williams, Pat Parrish, Jackie Friedman , Katherine Frazier.  Neighbors – Jim Huddle, Byron DeLong, Homeowners of Lot #61, Homeowners of Lot #116, Marianne Pophal.

 

Meeting was called to order at 6:35 p.m.   Minutes taken by Jackie in lieu of Dale.   Linda Evans is no longer on the board.  Thanks were given to her for her support; Sallie Wnuk has agreed to take over that position on the board. 

 

Wayne read the minutes of 6/12/06 .  There were two minor grammatical changes to the minutes.  Minutes were approved with changes.

Unfinished Business

-        Dues Collection:  Of the 12 ˝ missing home dues, we’ve collected all except 2 ˝.  ($200 balance from one, another where the homeowner promised to pay by ME June and a third which is a new homeowner, but the house is vacant and the phone # disconnected.)  Re: vacant house ( Lot #120) – grass is overgrown and it is an eyesore.  Discussed having lawn mowed by Rick our Landscaper or by a neighborhood kid.  Due to liability concerns, it was decided that we’d ask Rick to mow.  Receipts will be kept and presented to the new owner for reimbursement.  If payment is not reimbursed, a lien will be placed on property.  A notice will be placed on the door asking the owner to contact the association.

 

-        Initiation Fee Ballots:  Missing ballots to be collected through block captains in the next week to 10 days.  After which, perhaps Joe Williams and others can try to gather ballots.  Jim, a realtor was unsure about how $800 will work on the flip side when house is sold.   There was a brief discussion about the Homeowner letter re: Secret Cove.  Katherine verified costs at Secret Cove, but they are hurting for money.  Their dues and initiation fees are voluntary with 86% paying.  Use of pool & tennis courts cost extra.

 

-        Sprinkler system. – The sprinkler company man will come out to look at 2 islands and pool area on 7/11.

 

-        Other - Poolside tables are all painted and sealed.  Chairs have been purchased and are in place.  Thanks to Marianne for all her hard work.

 

-        Infractions/letters/committee –

  • Homeowners of Lot #61 purchased a shed and had it delivered to their house.  A complaint was made re: shed violation of the covenants.  A letter was sent.  Homeowners were present.  Discussion was had re: grandfathering of previous sheds and the violations.   Homeowners were told that they could not put up a shed due to the covenants.  After much discussion among all present regarding existing sheds and current wishes for sheds, it was decided to put together a ballot to revisit the shed issue.    In the new ballot, the majority % must be reached or no sheds will be allowed.  Existing sheds would then have to be removed as well.  Homeowners of Lot #61 have agreed to work with the Board on the balloting.  A draft ballot will be put together for the next meeting.  Mary Loving and the architectural committee are going to be asked to put together a preliminary shed plan re: rules, i.e. visibility to street, etc. and owner compliance for new sheds. 

 

  • Homeowners of Lot #116 have a commercial vehicle parked in their driveway.  A letter was sent.  Homeowners were present.  Per Wayne , the Florida Homeowners Assoc. Handbook covers our restrictions.  We discussed issues and options.  The Homeowner is on call 24 hours a day and has expensive equipment, so he needs the truck at his home.  His current truck does not fit in the garage.  He would have to quit his job or sell his home.  Tarps/covers were discussed as possible solutions, but determined to be tacky.  The Homeowner deemed stowing his truck in another location unfeasible.  However, he is scheduled to be promoted in September and will, at that time, get a smaller truck that will fit in his garage.   After discussion, the Board moved to allow the Homeowners of Lot #116 to keep the truck in driveway until October first.  They will keep us advised if there are any changes ASAP.

 

-        Pool resurfacing.  - Katherine will get 3 estimates for the re-surfacing of pool and what needs to be done.  Any repairs are to be done in December or January during the off-season.
