Annual Meeting Minutes

Monday, May 10, 2021

  1. Greeting: Sallie

 

  1. Certified Quorum

 

  1. Called to order at 7:10 p.m.

 

  1. Introduction of Board Members

 

  1. Recognitions: ARC: Kathy Foster, Andrew Barker, and Erin Gordon. Nate Lee for installation of the Free Little Library. Mark Lamenis for maintenance of the front entrances. Byron DeLong for fixing the Yard of the Month sign.

 

  1. Election of Board Members

 

Rick Fulton and Skip Cooney were elected to the board. Rick will serve as Vice President and Skip as a Director.

 

  1. Past Year’s Accomplishments
  2. Pool. This was the biggest expense of the year. The tile had to be completely redone. There have been major delays, but the pool will hopefully be operational soon. The chemicals are being adjusted. The ladder and railing are on backorder.
  3. New Lock: A new lock was placed on the storeroom at the pool. It has a keypad and can track the codes entered.
  4. Small pond. Thanks to Dan for repairing the pump on the small pond.
  5. Debbie’s Accounting: Past budgets have been reconciled.
  6. New U.S. Flag
  7. Tennis court: repairs made
  8. Luminaries: Thank you to Byron for purchasing supplies and helping streamline the distribution process.
  9. New neighbors: 6

 

  1. Financials: Matt. Budget for FY 2021 and FY 2022 reviewed via a spreadsheet that was handed out.

 

  1. Structural Improvements: Review of Covenants and Restrictions. Discussion of upcoming projects. As finances allow, the umbrellas and furniture at the pool will be replaced/repaired. Discussion of updating the bathrooms and painting the pool house and signs to match the new tile color.

 

  1. Neighbor concerns/inputs. Discussion about geese swimming in the pool. Possibly hiring a trapper or stringing fishing line.

 

Discussion about making a change to the Covenants and Restrictions to include language that addresses rentals. No short term rentals.  For example, the neighborhood is not protected against people that may want to list their home on a site like VRBO.

 

Please maintain your yard and encourage your neighbors to do the same.

 

Sallie to email about a food truck for the grand opening of the pool.
