Board Votes To Hire Lawyer To Pursue Amendment That Would Block Neighborhood Rentals

A majority of the Secret Woods board has voted to hire a lawyer to write an amendment that if passed would forbid homeowners from renting out their properties. The amendment would have to be approved by 75% of homeowners, according to the March board minutes. The details and other neighborhood news are in this month’s board minutes.

  1. Certify Quorum: Rebecca, Ramses, Skip, Rick, and Dan
  2. Call to Order: 6:34 p.m.
  3. Approval of previous minutes: approved
  4. Financials:

  6. Old Business
  7. Sallie and Matt: update from CM. No update.
  8. Dan-Update pool umbrellas and loungers. Half of the chairs have been taken to Atlantic Powder Coating and are being repaired. They will be all white. There is no umbrella update from Palm Casual. The corporate Sunbrella office told Dan that the cobalt blue is available. Dan has a backup plan.
  9. Skip-electric at entrance. New estimate? Skip met with Outdoor Lighting Monday to see about low voltage lights. The lights at the second entrance are not active. The wiring is ready to go, but there is a lot of expensive digging that needs to take place to get everything up and running. Discussion about solar lights to save money. They would be about $283. Should we hire a handyman to do the lighting?
  10. Handyman, pool, and fencing: Mike Smith is the handyman that has previously worked in the neighborhood. Discussion about hiring him to do bathroom updates after the sink and lighting are repaired. Probably a cost of just under $2000.
  11. Discussion of repairs to bathroom lights. Canisters? LEDs? The lights can replaced/repaired for $800. Matt ordered a new sink for the ladies’ restroom. It should arrive in the next few days. Discussion about getting handyman to install the sink vs. a plumber. Rick also sent an estimate for updating bathrooms to the board.
  12. New Business:
  13. Security at pool: The bathrooms have been left in a bad state. People have been climbing over the fence. It looks like there was a section of fence that has been broken. Discussion of reducing vandalism in the recreation area outside the pool fence. Rick is going to research video recording devices. We will add this discussion of security at the pool to the annual meeting agenda.
  14. Annual Meeting: Monday, May 9, 2022 at 7 p.m. at Southpoint Baptist. Board voted to increase dues to $400/year as costs of maintaining the neighborhood continue to rise.
  15. Stop zoom and go to in person board meetings?
  16. Rentals in neighborhood: Discussion of amending Covenants and Restrictions to remove rentals from being allowed in the neighborhood. Current rentals would be grandfathered in. A lawyer has been consulted and will charge $275/hr and a $2000 retainer fee to write the amendment. Majority vote to hire lawyer. The goal is to eliminate rentals all together in order to make this a safe/non-transient neighborhood. There would be an allowance for special circumstances. After the amendment is written, it would need approval from 75% of the homeowners to pass. Ballots and more information to be sent out before the annual meeting.
  17. Miscellaneous and Lot Concerns
  18. Violations: Company truck now has magnet over logo.
  19. Architectural Review Committee: homeowner replacing roof with same materials and color. Discussion about considering a painting color choices chart.
  20. Reflectors. Reflectors were placed @ the pool parking lot to keep people from driving on the grass. Thanks to Dan for improvements around the maintenance gate! There is new sand and mulch that will help with flooding. He will also renew Sunbiz.org near September 1.
