8 homeowners haven’t paid dues

At the June Secret Woods Board meeting it was confirmed that $50 late fees would be added to the 2012 annual association bill of homeowners that still haven’t sent in their payment.

Date: June 12, 2012
Location: Ross’s house
Board Members Present: David Theus, Ross Thompson, Rob Hagen, Mark Wnuk, Jamie Montgomery, Mark Lemmenes, and Dan Flynn. Gary Bassett and Byron DeLong were present.

Order of Business:

Quorum certified and meeting called to order

Minutes from May 14th read and approved

Financials read and approved. David Theus opened the discussion concerning switching the JEA billing to a monthly average bill. After discussion took place no action was taken. Eight homeowners have not yet paid their dues. A copy of the 2nd collection notice was circulated for review by board members. Each of the 8 lots has had a $50 late fee added to their balance.

Old Business:
Violation Letters: Previous letters have gone to a homeowner concerning the condition of their yard. New sod has been planted. David made a personal visit to tell them their lawn looked good and they discussed the cleanup of trash on the side of the house. Another neighbor will get a letter concerning a company trailer parked in their driveway on a routine basis.
Pool maintenance was completed based on prior board approval.

New Business:
Hours of the pool operation were discussed without changes.
The board approved up to $400 for pressure washing the pool house and the pool deck. Work will take place without closing the pool.
Gutters for the pool house on the pool side were approved. Gutters should reduce the mold and dirt build-up on the pool deck.

The lights at the back entrance were repaired and are completely operational. No further action is needed.

During the recent storms a tree fell on a portion of the fence around the large pond. Several wood boards also fell off or are loose. Estimates will be obtained for all fence repairs.

Welcome baskets for new homeowners were approved up to $60 per basket. Covenants and restrictions of the neighborhood will be delivered to a new homeowner as part of the basket. Pool maintenance was completed based on board approval.

With all matters discussed and no further business at hand, the meeting was adjourned.

The next meeting will be July 10th at 6PM at Jamie Montgomery’s house.
