BOARD MEMBERS PRESENT: Gary Bassett, Katherine Frazier, Ross Thompson , Rob Hagen, Jamie Montgomery, Mark Wnuk, and David Theus.
NEIGHBORS PRESENT: Bryon DeLong

Meeting was called to order at 6:05pm. The minutes from the May 2011 Annual Board Meeting were accepted as written. The financial statement prepared by Rob Hagen was discussed at length as expenditures have exceeded the association income. After much deliberation the board voted to increase the dues for the coming fiscal year 2012/2013. The Secret Woods Homeowners Association dues will increase from $300/annually to $325/annually beginning April 2012.

OLD BUSINESS:

SHEDS; ENFORCEMENT, COVENANT CHANGE: With several requests from homeowners to modify the existing restrictions regarding sheds and outbuildings, the board has voted to undertake the challenges regarding this issue. Members of the board will prepare suggestions and ideas on how to proceed with the changes and subsequent neighborhood association vote. Discussions will continue at next month’s board meeting.

NEW BUSINESS:

POOL RESTROOM REPAIR: The vandalism on the men’s restroom door will be repaired by Terry Tressel. The board approved up to $200 for these repairs after an inspection by Jamie Montgomery and an estimate given by Mr. Tressel. Repairs will begin immediately.

POOL MAINTENANCE: Over the past several weeks the board has received several complaints on the condition of the water in the pool. Our current pool maintenance company is concerned about the ducks who are now residing in the pool, and believes the ducks combined with a continuing low level of water is the reason for the pool condition. The leak in the pool was repaired last month. Several suggestions were made during the meeting on ways to keep the ducks off the pool water; monofilament lines over the pool, and an alarm system that detects movement in the pool. While these are being investigated, the board is also accepting bids for a new pool maintenance company.

POOL DECK PAINTING: The pool deck has become discolored, is chipping, and in need of a new coat of paint. The board will accept bids for this pool deck painting and present them at the July meeting.

MAILBOX RENOVATION: Our mailbox area is in need of a facelift. Removal of the old lattice work, replaced with stained or painted vertical boards, a new roof, and new paint are all included in the new design. The board has received one bid and is currently waiting on a completed bid from Terry Tressel. Ross Thompson will meet with Terry and bring his bid to the next board meeting. The board approved up to $2,000 for this renovation.

SOCIAL AGENDA: The social calendar for 2011 was discussed with three events to be planned. The annual Chili Cook-Off will be held on a Saturday in October or November, with a specific date to be selected at the next board meeting. Our annual Christmas Decoration Contest will be on Wednesday, December 14, followed by our Luminary Night on Saturday, December 17.

MISCELLANEOUS: Byron DeLong, who graciously prepares our signage boards each month, has reported that the plastic letters are becoming brittle due to sun exposure. Many letters have broken, and a new set needs to be purchased. David Theus volunteered to research the purchase of a new set of 2” letters.

With all matters discussed and no further business at hand, the meeting was adjourned at 7:23 p.m.

The next board meeting will be held Monday, July 11, 2011, 6:00 p.m. at 3153 Secret Woods Trail West.
