BOARD MEMBERS PRESENT: Gary Bassett, Katherine Frazier, Rob Hagen, Mark Wnuk, David Theus, Ross Thompson and Jamie Montgomery.
NEIGHBORS PRESENT: Byron DeLong

Meeting was called to order at 6:01 p.m. The minutes from the November 2011 board meeting were accepted as written. The financial statement prepared by Rob Hagen was accepted as written.

OLD BUSINESS:

FOUNTAIN REPAIR: Two detailed bids were received and reviewed by the board to assist with making our final decisions on the purchase of a new fountain pump and motor. After much consideration and discussion, the board voted unanimously to accept the bid from the Lake Doctors. The options they offered seemed to better fit our needs. A new Berkley pump and motor will be installed in the front pond for a cost of $1,944.19. A two year warranty is offered on both the pump and motor.

It has been determined for some time that the failure of our previous pumps has been the lack of regular maintenance on the equipment. The board has accepted the annual maintenance contract from the Lake Doctors at a cost of $85/quarterly. The board determined we would receive better service by allowing the Lake Doctors to install the pump, and be responsible for the maintenance of the equipment they had installed as well as the condition of the lake water. Jamie Montgomery will contact the company to proceed with installation.

MAILBOX RENOVATION: The board also voted to approve the bid from Frank Martinez to refurbish our mailbox station. This will entail removing the lattice work and replacing with vertical boards, installing a new roof, and painting the entire structure. We have requested Mr. Martinez to be aware of the activity around the mailbox center in the late afternoon, and asked that he complete his daily work before that time. This refurbishing project will be scheduled for January.

TENNIS SCREENS: One panel of the tennis screen is now torn and needs to be replaced. The board approved to use our general maintenance fund to purchase a replacement screen and have it installed.
LUMINARIES: The bags and candles have been delivered to each home, and the sand is available at the pool parking lot. Our luminary night is Saturday, December 17, with the rain date of Sunday, December 18. Candles should be lit at 6:00pm.

PLEXIGLASS DOORS: Research has been done by Mark Wnuk and Byron DeLong to price new plexiglass to be inserted in the door of our announcement sign by the lake. The cost of the plexiglass is $40, and a heat resistant film, to protect the letters from the sun, is $40. The board voted to accept these expenditures and move forward with the replacement.

JUNIPERS FOR FRONT ENTRANCE: A huge thank-you to Marianne Pophel who suggested and installed the two lovely Juniper trees at our front entrance. The entire neighborhood benefits from her constant care and maintenance of our main entrance. And a thank-you to Ross Thompson for assisting with the pick-up and delivery of the trees.

With all matters discussed and no further business at hand, the meeting was adjourned at 7:00 p.m.

The next board meeting will be held Monday, January 9, 2012, 6:00 p.m. at 3153 Secret Woods Trail West.
