Proposed Amendment Stalls; Board Attempts To Get $2.7k Refund

The Secret Woods board is trying to get a refund for legal work done on a proposed neighborhood amendment regarding short-term rentals that has yet to be voted upon by residents. This and other neighborhood news is in this month’s board minutes.

MINUTES

  1. Certify Quorum: Sallie, Laurie, Rick, Skip, Linda, Rebecca
  2. Call to Order 6:34 p.m.
  3. Approval of Previous Minutes: approved
  4. Financials
    1. Report: Linda was able to meet with previous treasurer Matt and has taken over paying bills and the other treasurer responsibilities. There is $28,015 in the checking account. A CD was renewed. Should we have 5 CDs? Discussion about pool expenses and exploring another company. ASP has significantly increased their prices. Linda is to write a check to Southpoint Baptist Church as a donation for allowing us to host the annual meeting there.
  5. Old Business:
    1. Amendment: Skip. We have not been refunded $2,700, and Heekin cancelled the contract. Skip is trying to get a refund, but has had no response from David Heekin. He has contacted the office multiple times. Discussion about filing a motion through an assistance program to get in touch with Heekin. The board would like the work on the amendment to be finished by Heekin or a refund issued so that another law firm may be hired.
    2. Outstanding dues for Lot 125: Laurie and Dan. Dues have been paid. Thanks, Dan!
    3. ARC questions RE: form and color palette:
    4. Painting pool doors and installing new timer: $415 to complete painting the pool doors to match the new tile and umbrellas and replace timer in the men’s restroom. The board approved up $525 to get the work completed. Laurie and Sallie are going to meet at the pool to discuss color choices.
    5. Tree Trimming: The board was emailed several estimates. The recommendation is Bushor’s for $2100. Laurie to find out if haul away is included in that price. Motion was made and approved to use Bushor’s if the quote included haul away. If haul away is not included, Laurie will report back to the board and a the decision will be revisited.
    6. Building community: Rebecca has scheduled the Kona Ice truck for Saturday, September 24 from 1-2 p.m. The truck will be in the pool parking lot. We hope to see you there!

  2. Classic Marcite: Was the remaining balance paid? Sallie to follow-up with Matt.

 

  1. Miscellaneous and Lot Concerns
  1. Violations. Letters to be sent to several homeowners re: yard condition. Please maintain your yard.
  2. Architectural Review Committee: Request from lot 120 to add a deck with covering. The request has been denied as per Covenants and Restrictions. Sallie to follow up with homeowner.
  3. Items from Board Members & Guest: Erin Gordon re: fallen trees backing up the creek, possible flood problem during hurricane season. Discussion and follow-up emails to Erin. She is going to email St. Johns River Management.
